Company Enters Into Long-term Lease for Sacramento Property

PHOENIX, Nov. 3 -- Universal Technical Institute, Inc. , a provider of technical education training, today announced that it has entered into a long-term, real property lease agreement for a 22.5 acre parcel of land in Sacramento, California. The property will serve as the location for a new UTI undergraduate automotive technician training campus.

UTI expects to open its Sacramento campus in the first half of fiscal 2006 as part of a planned expansion into the region. The new campus is planned to be approximately 110,000 square feet of classroom and lab space. It is expected to initially accommodate approximately 1,100 students with the potential to expand the program or add new curriculum.

There has always been a strong demand from industry for our graduates in Northern California and the Pacific Northwest. This expansion is a step toward better meeting this demand and, at the same time, extending our education to those students who until now have been unable or unwilling to relocate to receive it," said Kimberly McWaters, President and Chief Executive Officer of Universal Technical Institute, Inc.

The Company intends to assign this land lease to a financial entity who will then build a facility to UTI's specifications under a build to suit lease. The land lease is for a term of 50 years, with the option to renew the lease twice thereafter, for a term of 10 years each.
